TJC Commercial, Denver based real estate team, specializes in owner and tenant transactions through buying, selling, and leasing of office, industrial, retail, land, and multifamily commercial properties. Staying ahead of Denver’s ever-shifting commercial real estate market requires a combination of market insight and strong instincts. TJC Commercial’s top-tier brokers are experienced in understanding the best tools of leverage to serve clients of varying sizes. Jeff Stahlhut and Greg Pond provide the personal and focused attention that only a privately-held firm can offer.
Here are three projects TJC Commercial is currently working on:
- 2373 Central Park Blvd in Stapleton. FOR LEASE. Retail space in the red-hot Stapleton neighborhood in East Denver. The high traffic count and strong demographics of Stapleton make this a great location for any business. There may be an option to get a Colorado Tavern Liquor License.
- 9555 Montview Blvd in Aurora. FOR SALE. TJC Commercial has played a role in every aspect of this development to include assisting the buyer purchase the property, assisting in acquiring lease tenants for the office and retail space and now assisting the current owner in selling the property. It is on the sale market for an undisclosed amount.
- 5049 Beeler Street in Stapleton. UNDER CONSTRUCTION. Tom Cummings of TJC Real Estate and Management Services and, business partner, Derek Watts purchased this parcel of land and hired TJC Commercial to assist in the leasing process. The land was leased as a build-to-suit property to Enterprise Car Rental. Updates yet to come!
We joined Derek and Tom for the groundbreaking event for 5049 Beeler Street in early May. It’s going to be exciting to watch the process from beginning to finish!
When asked about this project, this is what Tom Cummings had to say: “The process as far as securing a lease was pretty smooth. Commercial deals usually take a lot longer to button down, but in this case it was pretty quick. We not only found Enterprise timely, but the actual negotiations didn’t take very long either. I think the main complaint we have was dealing with the City’s permitting process. That costs us many, many months. So our main advice to commercial clients is to be patient. You can find and close on a house in weeks. Buying and finding a tenant on a commercial property can literally take years. We are very excited about this project and are looking forward to having Enterprise as our long term tenant.”
